Developing A Data Center in a Pro-Business Community

Opportunity

Prince William County’s data center corridor has 2.5 million square feet of data centers including CenturyLink, Level 3, FiberLight, Lumos, Shentel and Summit IG. A pro-business community that is welcoming the increased growth of these tech resources, this Northern Virginia submarket is the location of a new data center site that will be constructed in close proximity to additional data centers in the area. Data centers are used to house computer systems and servers vital to run IT operations and support businesses. The War Horse Cities team scoped out an expansive plot of land that held incredible potential for housing a data center. Situated immediately off Route I-66 on the transatlantic fiber line, its attractive location was poised for data center use. The property was fully zoned in the DC overlay district, which added to the overall potential of the location.

Approach

In 2019, the War Horse Cities team secured a zoned by-right, 41-acre site located in Manassas, Virginia. After the team entertained interest and purchase offers from four international corporations, The sale was officially finalized in 2020. The team had realized a 2x multiple on the investment, and the land ultimately had an impressive one million square feet of gross buildable area. In addition to the robust fiber network included along I-66, wholesale fiber is adjacent to the new site, which provides large-scale active and dark fiber availability.

Results

The construction of a new data center adds immeasurable value to the thriving Northern Virginia submarket, a dynamic data center hub. The region touts immense potential for data center development in a region that is well-equipped to accommodate this type of construction. As we broke ground on the development of what is to be a data hub a stone’s throw away from the Washington D.C., we achieved entitlements for upgrading site power from an existing substation across Balls Ford Road. We’re eager to fulfill the high demand for real-time data in a fast-growing and forward-thinking submarket.
