Opportunity

The War Horse Cities development team took interest in stabilizing and rehabbing deteriorating buildings in West Baltimore to restore reinvestment in the neighborhood. Beginning in 2016 and continuing throughout 2017-2018, War Horse Cities accumulated a portfolio of properties clustered around historic Hollins Market, the city’s oldest public market.

Approach

Approximately 60 unique parcels consist of unimproved land as well as commercial, mixed-use and residential row homes poised for redevelopment. In total, 57,000 square feet of gross building area was included in the sale—118,000 square feet of gross leasable area. The team broke ground on the redevelopment, converting properties to owner-occupied homes and facilitated the creation of user-owned commercial businesses.

Results

Managed in partnership with Corvus Realty, together we are bringing 12 new-construction homes to the market in 2022. Reinvestment into a piece of history in West Baltimore will positively impact the housing market in the area while re-energizing the community around Hollins Market, which has also undergone revitalization in recent years.
